If you’re thinking about selling a home in Fort Erie, one of the most important questions you may be asking is: What is my home worth in today’s market?
The September 2026 real estate statistics for Fort Erie tell an important story. Home prices continue to face downward pressure, buyers have plenty of properties to choose from, and sellers need to be increasingly strategic when determining their asking price.
Whether you own a home in Ridgeway, Crystal Beach, Stevensville, or elsewhere in Fort Erie, understanding the current market conditions can make a significant difference when preparing to sell.
September 2026 Fort Erie Real Estate Market Statistics

| Benchmark Price Change (Year-over-Year) | -6.6% |

| Active Listings | 462 |
| Average Days on Market | 72 |

These figures highlight a market where buyers continue to have the advantage, particularly when it comes to negotiating price.
Fort Erie Home Prices Continue to Decline
The Fort Erie benchmark home price reached $483,300 in September 2026, compared with approximately $518,000 in September 2025.
That’s a decline of approximately $34,700 over the past year.
The benchmark price also declined 2.2% from August 2026, when it stood at approximately $494,000.
For homeowners who purchased during the stronger market conditions of 2021 and 2022, this is an important consideration. Property values have adjusted, and what a home may have sold for several years ago does not necessarily reflect its current market value.
As a Realtor in Fort Erie, Ontario, I regularly remind sellers that pricing a property requires more than reviewing past sales or looking at what neighbouring homes are asking.
It requires understanding what buyers are actually purchasing today.
Is Fort Erie a Buyer’s Market in 2026?
With 8.3 months of inventory, Fort Erie remains firmly in a buyer’s market.
Months of inventory measures how long it would take to sell the current supply of homes at the recent pace of sales if no additional properties were listed.
Generally, anything above approximately 5.1 months indicates a buyer’s market.
For sellers, this means more competition and buyers who can afford to be selective.
There were 462 active listings at the end of September, while only 56 properties sold during the month.
Homes are also taking longer to sell. The average days on market reached 72 days, an increase of 28.6% from August.
These conditions reinforce the importance of entering the market with a realistic pricing strategy rather than listing high and waiting for buyers to negotiate.
Why Are Some Fort Erie Homes Selling While Others Aren’t?
One of the most common questions I hear from homeowners is, “Why did my neighbour’s house sell while another property has been sitting on the market for months?”
The answer often comes down to the relationship between price, condition, location and competition.
Buyers are comparing properties carefully. They are considering the cost of renovations, the condition of major mechanical systems, overall presentation and what other homes are available within their budget.
A well-maintained home can certainly have an advantage, but even beautifully presented properties need to be priced appropriately.
This is particularly relevant in neighbourhoods such as Ridgeway, Crystal Beach and Stevensville, where property styles, lot sizes, ages and locations can vary considerably.
Pricing is not simply a digital calculation. It requires evaluating comparable sold properties, understanding the current competition and recognizing the features that buyers are willing to pay more for.
What Does This Mean If You’re Selling a Home in Fort Erie?
If you’re considering selling, I would focus on three important considerations.
First, understand your current market value. Recent comparable sales provide the strongest evidence of what buyers are prepared to pay. Active listings help us understand the alternatives competing for their attention.
Second, prepare your home to compete. In a market with substantial inventory, presentation matters. Buyers are more likely to respond to properties that appear well maintained and offer good value relative to the competition.
Third, establish a pricing strategy from the beginning. Overpricing can lead to extended market times, reduced buyer interest and eventual price adjustments. The objective is to position your home where buyers recognize its value.
Moving to Fort Erie? Buyers Have More Choice
For those moving to Fort Erie, the current market presents opportunities.
With more inventory available, buyers have greater selection across the community, from established neighbourhoods and rural properties to homes near the waterfront.
Fort Erie offers a unique lifestyle within the Niagara Region, on Lake Erie, including the communities of Ridgeway, Crystal Beach and Stevensville.
However, greater choice does not mean every property represents equal value. Buyers should still evaluate recent sales, condition, location and long-term suitability before making a purchasing decision.
What Is My Home Worth in Fort Erie Right Now?
If you’re wondering, “What is my home’s value in today’s Fort Erie market?”, the answer depends on much more than the average or benchmark price.
Every property needs to be evaluated individually, considering its location, size, condition, improvements, amenities and the comparable homes that have recently sold.
The September numbers confirm that we remain in a price-sensitive market, but they do not mean every property has declined by the same amount.
