Fort Erie remains a buyer-friendly real estate market, with buyers finding opportunities across several price ranges. For homeowners wondering whether now is a good time to sell in Fort Erie, the answer is yes, provided their home is priced according to current market conditions.
In this week’s Fort Erie real estate market update, we’ll examine the latest housing statistics, what properties sold for, and what buyers and sellers should consider when making real estate decisions.
A Recent Fort Erie Home Sale: When the Market Speaks
This past week, I worked with a seller who received an offer on their property. The offer was lower than they had hoped, and we went through a challenging negotiation.
During that negotiation, my seller asked me an important question:
“Barb, do you feel this is fair market value?”
They were also wondering whether holding out might result in a higher offer.
Here is what I shared with them.
Their property had been listed considerably longer than the average days on market in Fort Erie. During that time, buyers had the opportunity to view and consider the home, yet this was the first offer we had received.
That information was important.
We had given the market time to respond, and this was the offer a buyer was prepared to make.
As I explained to my seller, the market had spoken.
That doesn’t mean sellers should accept every offer, or that one offer alone determines a property’s market value.
It means evaluating an offer against recent comparable sales, competing listings, buyer activity, and, importantly, the seller’s own motivation.
Following our negotiations, we successfully put the agreement together.
My seller felt an enormous sense of relief. They could finally move forward with their plans.
This experience reflects an important reality in today’s Fort Erie real estate market: buyers have choices, and sellers need to recognize opportunities when they arise.

|---|---|

With 446 properties available for sale and only seven sales recorded during the previous week, buyers continue to have considerable choice in the Fort Erie housing market.
For sellers, this means pricing, property condition, location, and competition remain important factors in attracting an offer.
What Are Homes Selling for in Fort Erie?
One of the interesting observations from this week’s Fort Erie real estate sales is the range of properties purchased.
Buyers were active in several price categories, including entry-level homes, established neighbourhoods, waterfront properties, and newer construction.
Homes under $300,000
Several properties sold in approximately the $250,000 to $300,000 range.
Yes, it is still possible to purchase a home in Fort Erie for under $300,000, although availability, condition, and property features will vary.
Three-bedroom home just over $400,000
A three-bedroom sidesplit featuring two bathrooms and an attached garage sold for just over $400,000 in an established Fort Erie neighbourhood.
Fort Erie waterfront property around $700,000
A waterfront property sold for approximately $700,000, demonstrating activity in Fort Erie’s waterfront housing market.
Crescent Park custom home and new construction
A custom two-storey home in Crescent Park was among the week’s sales, along with a newly constructed home that sold for just under $900,000.
In my assessment, the properties sold this week represented good value for their respective buyers.
These transactions demonstrate that buyers are still purchasing homes in Fort Erie across a range of property types and price points.
Is Fort Erie a Buyer’s Market in October 2026?
Fort Erie continues to offer buyer-friendly market conditions, with substantial housing inventory and opportunities for buyers to compare properties before making a purchase.
With 446 active listings and 46 sales recorded over the previous 30 days, the market has approximately 9.7 months of inventory at the recent sales pace.
Months of inventory measures how long it would take to sell the current supply of homes if no additional properties were listed and sales continued at the same rate.
This level of inventory is consistent with a buyer’s market.
Buyers can compare homes based on:
- Asking price and recent comparable sales
- Property condition and required improvements
- Neighbourhood and location
- Lot size, layout, and property features
- Overall value relative to competing listings
This does not mean every seller will accept a lower offer. It means buyers generally have more options and greater negotiating opportunities than they would in a market with limited inventory.
Is Now a Good Time to Sell a Home in Fort Erie?
Yes, it can be a good time to sell a home in Fort Erie if you are ready to move and willing to price your property according to today’s market conditions.
Homes are selling, but buyers are selective.
When I help homeowners establish an asking price, I consider three important factors.
1. Recent comparable sales
What have buyers actually paid for similar homes in Fort Erie? Recent completed transactions provide important evidence of current market value.
2. Competing properties
What other homes will buyers be considering alongside yours? Understanding the competition is essential when establishing an asking price.
3. Property condition, features, and location
A home’s condition, improvements, lot size, layout, and neighbourhood all influence how buyers assess its value.
Beyond these factors, I also discuss the seller’s personal circumstances and motivation.
The experience I shared earlier is a reminder that the highest possible selling price is not always the only consideration.
Sometimes, a successful sale is also about having the ability to move forward with the next chapter of life.
Is Now a Good Time to Buy a Home in Fort Erie?
For buyers who are financially prepared, current Fort Erie real estate market conditions offer opportunities to compare available homes and negotiate based on recent sales and property condition.
Whether you’re purchasing your first home, relocating from the Greater Toronto Area, downsizing, or searching for a waterfront property, there are homes available across several price ranges.
Fort Erie includes communities such as Ridgeway, Crystal Beach, Crescent Park, Stevensville, and neighbourhoods along the Niagara River and Lake Erie.
Each area offers different housing options, amenities, and price points.
Understanding recent neighbourhood sales and competing listings can help buyers determine whether a property represents fair market value.
What Can Buyers and Sellers Expect in the Fort Erie Real Estate Market?
The October 28, 2026, Fort Erie real estate market update highlights three important observations.
First, buyers remain active, with seven properties selling over the past week.
Second, inventory remains substantial, providing buyers with choice and creating competition among sellers.
Third, homes are selling across multiple price ranges, from properties under $300,000 to waterfront homes and newer construction approaching $900,000.
For sellers, understanding current market conditions and establishing a competitive asking price are important.
For buyers, researching recent sales and comparing available properties can help identify opportunities.
