Title insurance is not a mandatory requirement when purchasing a property, however, most lenders will make it a condition of the mortgage. This means that even if you don’t think you need title insurance, you will likely have to purchase it if you are taking out a mortgage to finance the purchase.

As a real estate broker, I highly recommend obtaining title insurance, even if it is not required. While the one-time premium may seem like an added cost, it provides valuable protection and peace of mind. The cost of resolving title issues can be substantial, making title insurance a worthwhile investment.

The best part? Once you purchase a title insurance policy, it remains in effect for as long as you own the property. So, even if you plan on staying in your home for years to come, you can rest easy knowing you’re protected.

This can include issues such as liens, encumbrances, fraud, or errors in public records. Essentially, title insurance provides an extra layer of protection to ensure that you can enjoy your property without any unexpected surprises.

So, how much does title insurance cost? The short answer is that it depends on several factors, including the type of property, its value, the mortgage, and the title insurer. Premiums are a one-time fee, typically paid at the time of closing, and are not a monthly expense.

In Ontario, there are four main title insurance companies: Title Plus, First Canadian Title, Stewart Title, and Chicago Title. Each company has their own set of rates and fees, which can vary depending on the property and mortgage details.
