Welcome to Thirsty Thursday.
Today started because I was staring into my fridge looking at leftover evaporated milk from another recipe and thinking… now what?
So naturally, instead of baking, we made a cocktail 😅
Today’s experiment:
🍌 Banana
🍫 Chocolate
☕ Kahlua
🥃 Vodka (or banana-infused vodka if you’re feeling adventurous)
🥛 Evaporated milk
Creamy
chocolatey
with a little banana twist
And I have to admit… I was nervous about the banana liqueur. On its own? Not great 😂
In the cocktail though? Totally different story.
It actually tastes more like a banana dessert than a cocktail.
And yes… the Martha Stewart 100-shake workout made another appearance.

This week reminded me just how powerful pricing strategy really is.
This week reminded me just how powerful pricing strategy really is.
I came out of a meeting with my team this morning, and we were reviewing our inventory.
A couple of listings we brought to market recently sold very quickly — almost reminiscent of those fast-moving COVID days where the energy on a new listing was immediate.
But here’s the interesting part:
it had nothing to do with it being a seller’s market.
Because it’s not.
We are very much in a buyer-influenced market right now.
The difference was pricing.
Those sellers understood the market, priced strategically, and created momentum right from the start.
At the same time, I also have a couple of listings finally closing this week that have been sitting for many, many months.
And honestly?
There’s relief on all sides when those tougher properties finally come together.
Because some real estate relationships are quick and smooth…
and others require patience, coaching, adjustments, and endurance from everyone involved.
That’s the reality of this business.
But today just reinforced something I’ve said for a long time:
the market will often tell you the truth quickly — if you’re willing to listen to it.
And when strategy and motivation align?
Things move.

This time of year has always been my favourite.
After months of winter coats, boots, and rushing from one place to another… I love getting back outside.
Fresh air
longer evenings
and enjoying being outdoors without all of the extra layers.
There’s just something about this season that shifts your energy a little.
Life feels lighter.

Niagara Falls continues to show one of the faster-moving markets within the region based on days on market. Activity levels remain consistent, and the city continues to see steady transaction volume.
Meanwhile, St. Catharines currently has 409 active listings and 64 new listings. The city recorded 26 sales over the last 7 days and 124 sales over the last 30 days, the highest 30-day sales volume in the region. The average days on market is 36 days, and the average sale price is $593,019.
The St. Catharines market continues to show strong overall activity levels, supported by its size, amenities, schools, and central location within Niagara Region.
Port Colborne, Pelham, and Lincoln

In Welland, there are currently 326 active listings and 33 new listings. The city recorded 22 sales in the past 7 days and 71 over the past 30 days. The average days on market is 44 days, with an average sale price of $533,077.
Welland continues to maintain consistent sales activity while remaining one of the more affordable housing markets within the region.
In Thorold, there are 205 active listings and 24 new listings. Sales activity includes 8 sales in the past 7 days and 36 over the past 30 days. The average days on market is 45 days, with an average sale price of $532,988.
