🏦 Mortgage Rates Show Signs of Relief

Good news for borrowers — mortgage rates edged lower by the end of October 2025.

✅ Best advertised rates:

  • 3-Year Fixed: 3.89% insured | 3.94% uninsured
  • 5-Year Fixed: 3.69% insured | 3.99% uninsured
  • 5-Year Variable: 3.45% insured | 3.90% uninsured

The Bank of Canada policy rate remains at 2.25%, with a prime rate of 4.45%.
Lower rates may encourage new activity, but remember —
affordability still depends on qualification rules and personal finances.

The Niagara Market by the Numbers

As of October 2025, Niagara continues to shift toward a buyer’s market.
Inventory is up sharply, prices are trending lower, and overall sales volume remains modest.

 Highlights:

  • Inventory reached multi-decade highs in fall 2025.
  • The MLS® Home Price Index fell nearly 7% year-over-year.
  • Sales dipped again in September—500 units versus 532 in August.

While this gives buyers more choice, it also challenges sellers to price strategically.
Market knowledge and timing are key to success on both sides of the table.

The following chart displays the MLS number of sales for 12 months to October 31,, 2025 vs. 12 months prior. The chart also shows the HPI prices to help uncover the trend from one year to the next.

If you haven’t been then add it to your list. This brewery has a really cool vibe with soaring ceilings and a wide open space

Their menu has lots to offer for a pub style experience. Every item has a little bit of a twist to it.

Alex and I came with friends a few weeks back. Alex and I shared the nachos with all the fixings. Their nachos are actually done with deep-fried tortillas instead of corn chips. They were really tasty.

We’ve been a few times now and I highly recommend it. It’s just one of those off the beaten path type locations, another one of of Niagara’s hidden gems.
