Do you feel that shift in the air?

Do you feel that shift in the air? The temperatures are dropping, but I still love these “in-between” days—cool enough for a clear head, but still perfect for getting outside and moving.

Physical activity and organized sports were always a major part of my youth. As a young adult, running and working out regularly kept me going. Organized sports were now a part of my kids lives and so I watched for the side lines. That life for many when you are raising a family. I got away from evn the running and workout routine during COVID, and it was hard to get back.

But I’m happy to say Alex and I have been back at it for over a year now. We started small, committing to just two days a week, and those small, consistent improvements are really starting to pay off. We can feel it…I’m feeling much stronger and more energized these days.

Health and wellness are truly vital, and you realize just how important that consistency is when you’re on the other side of fifty. It’s not about intensity; it’s about making movement a non-negotiable part of your week.

22 years in this business — and I’m still learning what truly matters.
Here’s a reminder I needed this week… and maybe you do too.

I’ve always done my best to stay in touch with past clients.
But as the years go on and the database grows, it gets harder.
Not because I don’t care — but because time moves fast and business is full.

A few months ago, I ran into a client I hadn’t seen since their closing.
It was a tough transaction, and while I followed up early on,
I didn’t go back.

And they let me know they noticed.
They felt… forgotten.

I didn’t get defensive.
I got reflective.

Since then, I’ve made it a point to reconnect —
Even if it’s just stopping by.
Even if the deal had bumps.

Because the truth is:
People want to feel remembered.
Not just at the sale —
but after.

If you’re hosting for the next Bills game — or just craving good wings —

Here’s my go-to method:
• Dry your wings thoroughly.
• Shake in pancake mix seasoned with cayenne, paprika, garlic + onion powder, salt, and pepper.
• Bake in the oven at 400°F for about 40 minutes, turning a few times.
• Finish by shaking them in melted butter and hot sauce.

Good news for borrowers — mortgage rates edged lower by the end of October 2025.

✅ Best advertised rates:

  • 3-Year Fixed: 3.89% insured | 3.94% uninsured
  • 5-Year Fixed: 3.69% insured | 3.99% uninsured
  • 5-Year Variable: 3.45% insured | 3.90% uninsured

The Bank of Canada policy rate remains at 2.25%, with a prime rate of 4.45%.
Lower rates may encourage new activity, but remember —
affordability still depends on qualification rules and personal finances.

The Niagara Market by the Numbers

As of October 2025, Niagara continues to shift toward a buyer’s market.
Inventory is up sharply, prices are trending lower, and overall sales volume remains modest.

 Highlights:

  • Inventory reached multi-decade highs in fall 2025.
  • The MLS® Home Price Index fell nearly 7% year-over-year.
  • Sales dipped again in September—500 units versus 532 in August.

While this gives buyers more choice, it also challenges sellers to price strategically.
Market knowledge and timing are key to success on both sides of the table.

The following chart displays the MLS number of sales for 12 months to October 31,, 2025 vs. 12 months prior. The chart also shows the HPI prices to help uncover the trend from one year to the next.

Friday evening was full of energy —
trick-or-treaters everywhere,
friends dropping by,
and plenty of laughter (and candy) to go around. 🍬

Alex, I, and a few close friends spent the night
soaking up the fun,
handing out treats,
and enjoying the buzz of Halloween in our neighbourhood. 👻

It’s always such a great reminder
of how connected our community feels —
kids in costumes, parents chatting,
and everyone just enjoying the moment.

Now that the pumpkins are packed away
and the candy bowls are nearly empty…
we’re already looking forward to next year. 🧡
